A Commercial Roof With a Standing-Water Problem
Chronic ponding water on a low-slope commercial roof deserves a closer look. Water that remains in low areas after rain can expose weak spots and signal that drainage, insulation, or other parts of the roofing assembly need attention. Delta Roofing & Restoration was asked to assess an aging TPO roof on a local gas station and convenience-store building in Northeast Arkansas.
The Problem: Ponding Water and Repeated Repairs
Rainfall and drainage from rooftop HVAC equipment contributed to standing water on the roof. Silicone had been applied to problem areas, but the underlying drainage and moisture issues persisted. Coatings and targeted repairs can be appropriate when a roof is a suitable candidate. In this case, another surface repair could not address moisture that had already reached beneath the membrane or correct the areas where water collected.
What We Found Beneath the Existing TPO
Our assessment found significant deterioration associated with moisture beneath the existing TPO system. The condition extended beyond what was visible on the membrane. Removing the deteriorated roofing allowed the crew to inspect the exposed substrate and address compromised components as needed before installing the replacement assembly.
The Solution: Tapered Insulation + New TPO
Delta removed the deteriorated roof system and built the replacement around improved drainage. Tapered insulation creates slope beneath the roofing membrane, helping direct rainwater and HVAC condensate toward appropriate drainage points instead of allowing water to remain in low areas.
- Remove the deteriorated existing roofing system.
- Inspect the exposed deck and substrate and address compromised areas as necessary.
- Install a designed tapered insulation system to improve positive drainage.
- Integrate rooftop equipment, penetrations, drainage, and perimeter details with the new roofing system.
- Install the new white TPO membrane.
- Inspect seams, penetrations, flashing, and drainage details at completion.

The aerial images show the dramatic visual difference between the old, repeatedly repaired roof and the clean white TPO system. The more consequential change is beneath the visible surface: tapered insulation was incorporated to improve the conditions that had allowed water to collect. Roof performance still depends on proper details, maintenance, and keeping drainage paths clear.

Isolated membrane damage may be repairable.
